So I have a question for you: Have you ever thought about overtrading – overtrading! - to put yourself in a position that you like
better? Yeah, me neither.

Pete’s friend (we’ll call him Mr. X) wanted to dispose of an out-of-town rental house. He didn’t like the distance or the thrill/threat of
management. Problem was, Mr. X had a very low basis in the house.
So what does he do? Face the threat of theft via taxation? 1031 Exchange into another property? Sell via Installment Sale? Or just hang onto the property and hire a
manager?
Along comes Pete with his brilliant brain to solve the problem. Pete purchased Mr. X’s house for $70,000 with seller financing at 6% interest and monthly payments of $427.50 for 343 months. Instead of placing the mortgage on Mr. X’s out-of-town property, Pete
secured the mortgage to a rental house at 101 Acceptable Terrace which was closer to Mr. X.
Pete then sold his new ‘out-of-town’ house for $75,000 cash.
Pete also had a rehabber friend who couldn’t qualify for institutional financing, so he sold him the house on Acceptable Terrace, wrapping his $70,000, 6% interest note to Mr. X with a new note of $70,000, 8% interest and monthly payments of $513.64.
Got it? Don’t blink….it gets better.
Pete has a friend (we’ll call him Dr. D) who likes 1stmortgage notes. Dr. D was looking for a new note. So Pete moved the $70,000 6% note that he owed Mr. X to a different
collateral (rental property), thereby pushing his $70,000 8% wrap note into a 1stposition mortgage. He then traded the ‘new’ 1stmortgage note to Dr. D for Dr. D’s $40,000 rental house and $27,000 cash.
So in this one deal, Pete substituted collateral, wrapped, overtraded
and unwrapped a note, and in the process solved problems for three of his friends. Yep, that’s our Pete. Brilliant brain. Big, beautiful heart.
