When you were a newbie investor, did you ever do a deal that, upon reflection, you realized was pretty dang stupid and dangerous?

Years ago, when Bill & I were still newbie investors, we knocked on a homeowners’ door whose home was listed in foreclosure. While sitting at the kitchen table, we discovered that the couple could not afford to catch up their back payments and had already resigned to the fact that they were
going to have a foreclosure on their record. Problem was, the wife’s job required stellar credit and a foreclosure would have caused her to be fired.
By the way, we had knocked on the homeowners’ door on the Saturday before the Tuesday Foreclosure Auction. Yikes! Talk about trying to solve a problem with one business day to get it
done!
There was no time to beg the lender to postpone the foreclosure, so we signed a Purchase & Sale Agreement with the sellers and then, on Monday morning, Bill and I drove to the foreclosing attorney’s office with the funds to reinstate the loan and stop the
foreclosure.
Yep, you guessed it. Because we were not on title and had no ownership rights to the property, we basically just gave the homeowners a gift of over $9,000. Ugh! Stupid, stupid, stupid! But we were newbie investors and didn’t realize what we had done, nor did we realize that we shouldn’t have done it that way. Fortunately, the sellers didn’t realize our insanely stupid mistake either.
So, once the loan was reinstated and the foreclosure stopped, we scheduled a closing with our attorney and, a week later, the house was officially ours.
Well, if we’re keeping it real here, at one point during that long and scary week, Bill and I realized the mistake we had made – which, because we didn’t know what we were doing, we could have easily lost over $9,000. Those restless nights leading up to the closing were enough to make us realize
how important it was to get ourselves educated ~ especially if we wanted to succeed in the real estate industry! We were dealing in big numbers and we quickly understood that this wasn’t a game. That stupid mistake could have put a big hurt on our young, newly-married finances.
Sometimes, you don’t know what you don’t know, and you don’t know that you can’t do something, so you take a big leap and jump. Really not a good idea. Best to get yourself
educated.

And now for the rest of the story.......
Bill and I cleaned out the house (yes, we actually did the work.....newbies, remember?), cleaned up the overgrown, uncared-for yard, and stuck a FSBO sign in the yard. This attracted the attention of all the noisy neighbors (the best buyers!) and we got an 'as-is' offer from a neighbor who wanted the home for his daughter and grandkids.
Being new investors and not knowing nothing about nothing, we had door knocked our way into a nice profit. And with just a little bit of work and a whole lotta luck, we sold the house 'as-is' less than a three weeks later and took home a fat check of $27,627! Yeah, now that's what I'm talking about!
